I am Elmer De Luna Loredo, a Mechanical Engineer whose first love is to become a lawyer. I was taught by my parents and friends to study hard, find a job, work hard to be promoted and earn money just like you.

So, after my graduation, I started working as a faculty member in Adamson University and pursued my dream of becoming a lawyer.

I work full time and study full time also to make my ambition of becoming a lawyer a reality.

However, my income is very much limited because of my tuition fees, my board and lodging as well as my everyday expenses.

The excitement that I have being a faculty member and a student of law becomes quite difficult because of the time wasted in travelling from my house to my work and vice versa.

I felt I am exhausted with the routine of my daily life and slowly lost the enthusiasm of what I am doing. It seems that my life is lacking.

It was June 1988 when I decided to tie the knot with my college girlfriend thinking that my life will become better. But I was wrong.

When our first son was born, life became so difficult not only financially but also my time became very tight. My family needs my presence most of the time.

I became more problematic in terms of money and time. I was so exhausted because of my full time work and study.

I have to do something exceptional.

The challenge of poverty and difficulty have made me work very hard to support my growing family because after 2 years, we have 2 sons already.

The 3,800.00 pesos combined income with my wife is not enough because of the house amortization, food for the children, fare, clothings and salary of the house helper.

We can not afford to stop working because we will surely die of hunger together with our children.

I have to find a solution to our problem.

Since I grew up with rich friends who are mostly businessmen, my dream of becoming a businessman becomes so intense. I have the burning desire to put up my own business.

I read a lot of books on quotations that serve as my guiding principle in my life. I read the cashflow quadrant of Robert Kiyosaki where he explained the need for people to move from Employment to Business and from Self Employment to Investor.

My journey to becoming a businessman and an investor started.

My greatest inspiration during that time is the famous quotation of John Paulson, investor and multi billionaire and I quote “ IF YOU DON’T OWN A HOME, BUY ONE, IF YOU OWN A HOME, BUY ANOTHER ONE. IF YOU OWN TWO HOMES, BUY A THIRD. AND LEND YOUR RELATIVES THE MONEY TO BUY A HOME.”

With this in mind, I started investing even with a very limited money.

Since I own a home already where we are living, I bought another one using the money of others. Then, I bought another house using again the money of others. In short, by leveraging the money of others, I was able to buy not only three (3) houses but four (4). All using (OPM) not Original Pilipino Music but OTHER PEOPLE’S MONEY!

The famous quote of John Paulson has made me a successful real estate investor and businessman.

The three (3) more houses that I bought using Other People’s Money become my starting capital in my Buy-Build-Sell Business that I have been doing for the last 20 years.

The financial reward of my Buy-Build-Sell Business has allowed us to send our four children to one of the best Universities in the Philippines.

Not only is it the best education for my children but we have reached most of the Asian countries in a short span of time.

My wife, our four children, our two daughter-in- laws and my granddaughter have travelled to Rome, Paris, Florence, Amsterdam and Holland last 2018.

If not for the COVID 19 lockdown, the year 2020 is full of fun travelling to South Korea, Australia, New Zealand, Japan, Russia,St.Petersburg, Paris, Dubai and Abu Dhabi and others..

But God has a message to me. He has a big plan for me.

The COVID 19 lockdown has led me to the realisation of my “Greatest Dream '' the fulfillment of God’s Plan that I need to share my knowledge to more people to become a Real Estate Entrepreneur and achieve Financial Freedom for their family and loved ones. After all, a knowledge shared to others becomes more meaningful and fruitful than a knowledge kept to ourselves.

For your success and independence,

Elmer De Luna Loredo

If you're looking for a mentor to be by your side and work hard to teach/train you in Build and Sell Business, look no further. Engr. Elmer Loredo is efficient, professional, caring, and gives 100% no matter what! I find that his lecture is very interesting and anyone can become an entrepeneur listening to him. He layout his training in a manner that is similar to a workshop type where the intricacies of planning strategies is carefully outlined.

I heard that some of his former students are now into the same business as he was and earning a lot by doing the same formula that the master builder taught them.

Craig Williams

President and CEO Future Group of Companies
A real estate -and-development company for both the residential and commercial sector, with offices in both Newfoundland and Nova Scotia

I met Elmer at a real estate event in Manila. I am a Canadian man married to a Filipino woman. I had many years of experience in real estate sales and building wooden frame construction of homes in Canada. So I understood construction processes. But concrete builds and understanding the Manila real estate market was a while different world. I was looking for a mentor to teach and guide me in the design, build, sell business in Manila. Elmer surpassed my every expectation for what I required. His knowledge and experience were invaluable in me gaining the necessary tools required to get involved in the business. His reputation among the people in the construction and real estate industry was 100 percent necessary in me gaining the knowledge and experience to be able to participate in the business in Manila. I now have full confidence in my ability to do business. It is 100 percent due to Elmer’s experience and guidance.

Real Estate Broker and investor

It’s been my long-term goal since I enter real estate industry to have my own “buy-build-sell” business. I really admire those colleagues who’s been in this business successfully, like our LPCREB Past President Elmer Loredo. That’s why when I had the opportunity to attend in one of his seminars, I did enroll and I learned a lot from it… the techniques, computations, dealing with laborers and getting contractor, and many more. As of now, I already started this business, though it’s still buy and sell but I know in my heart, soon, the “build” aspect will come. PP Elmer was one of my adviser when I purchase the first property which is on the open market right now.

Engr. Joel Pajarillo Jalimao, CE, REB

JPJ Real Estate Philippines

Even before I joined LPCREB, I already can hear your name in the Real Estate industry. I am so happy to join the Board, and more so, when I met you as an active member who became the President and now still serving and doing your best to advise the younger ones like me. I am so happy to keep learning from you as a friend and adviser. The many things you shared and are still sharing, as a Buyer/builder/Seller, keep us more confident in the Real Estate World.
Now that I have my own Real Estate firm, may I sincerely thank you for the guidance and may God bless you more!

Arthur Evangelista

Real Estate Broker and Buy-Build-Sell Business

You are my first mentor that I used to ask for advice 3 years ago. Like you Sir, it helps me a lot when I was just starting the Buy-Build-Sell Business. I do not have any idea about the business but it gives me confidence when I asked you for advice and guidance. When I am talking to contractors, architect engineers, I have the confidence level because I am sure that they will not be able to take advantage of my lack of knowledge being a newcomer to the business. I highly recommend your seminar.

Rowena Laraquel

As a mentor and a coach, I have the problem to transfer this knowledge to my people. I get frustrated in my failure to transfer the knowledge like you as a mentor to other people because some people lack the motivation to improve, to progress and become successful.I see myself like you sir as a speaker and mentor. I have the passion to train and educate other people like you but even at a later age, I can be like you training people.

Daniel Alleje

My Long term goal is to become a Buy-Build-Sell Businessman like you because as I can see it, you are very successful in that particular business. The seminar as I remember has given me a lot of lessons that inspire me to look at this business and start soon. I also have plan of doing a video interview with you regarding the business when you physically visit the place here in Antipolo because I am into video production and my girlfriend is a copywriter. I want to feature your business in the interview and also start marketing my proposed project with the Mentor.

Booz Sarmiento

My long term goal in the real estate business is to be become a Buy-Build-Sell entrepreneur. In fact, as I discussed to you before, I already have a lot where I can build a 3 unit apartment or townhouse for a business. But as you pointed out to me, I have to reconsider my plan because the location of the lot is not very attractive for a BUY-BUILD-SELL project being in the interior and with a very narrow and undeveloped access road. As per your advised, I am planning to sale the said lot and to look for a more accessible property for a BUY-BUILD-SELL project.

Ariel Raymundo

I know you as a real mentor in the buy-build-sell business because you have actual experienced in the business and you are successful. There are a lot of people who are offering mentoring program but have no actual experienced in the business. They are just good in talking and teaching but you are different from them because you are a successful buy-build-sell business.

Reynaldo Lim

PAREB National Past President. Manila Board of Realtors - Past President

A colleague I have known for his distinct quality of voice, a seasoned real estate licensed broker and trusted developer. Your ventures on a higher level exemplified hardwork, not only for own satisfaction but that of clients.
The other thing, I can not forget are your fair play and balanced judgement not only in your transactions but also with friends and colleagues.
Keep it up and things will never go wrong.

More power and keep inspiring people."

Architec Marites S. Galanza

My experienced is more on the design, construction and management of residential and commercial building in Singapore and in the Philippines. This gives me the idea of the Buy-Build-Sell Business. I want to know from you How to start a buy-build-sell business without so much capital because this business is capital intensive and labor intensive. So, this is what I want to learn from you. How to get the finances and to get funding and financial source.

Jasper Comendador

I consider the services of Engr. Elmer Loredo very very helpful to my business and for the achievement of my ultimate goal because of his professionalism, his integrity and honesty in dealing with me. In fact, he is my exclusive marketing broker and he is in charge in the collection of money from the client as well as from the bank. It is a walk in the park for me.
